When the Stars Align

Finding it happens when you begin to hover in that sweet spot of patience, preparation and luck. In the mid-Peninsula, homes are being snapped up in minutes, many times with all-cash offers. The days of waiting to sell your home before buying another might also be gone. Contingencies are not popular, further changing the components of a clean and competitive offer.

So, to many, the residential market may seem dismal. It was certainly overwhelming for one of our clients, a San Carlos family of six stuffed in a 1,450-square-foot bungalow and in desperate need of more living space for their growing family.[/vc_column_text][/vc_column][vc_column width="1/2"][vc_single_image image="376" border_color="grey" img_link_large="" img_link_target="_self" img_size="large" alignment="center"][/vc_column][/vc_row][vc_row][vc_column width="1/1"][vc_column_text]Our clients were so turned off by the market that they’d stopped looking altogether. It wasn't just the exorbitant prices for homes, but our clients felt that the competitive nature of the game was disheartening as well.

Not to mention, with each passing year, our clients added more “wants” to their dream home list, and began to feel like it simply didn’t exist.

Recognizing our clients’ desperate need for more space, we approached their circumstance with extreme precision. There were a lot of boxes on their list to check.

  • They wanted to remain in their current neighborhood.
  • They refused to sell their home before buying another one.
  • They needed at least four bedrooms.
  • They preferred a large yard for the kids to play.
  • The home had to have a lot of indoor living space.
  • The home had to be in San Carlos.
  • This would be their “forever” home.

Now, in a slow market, this mold might be easier to fit. But with homes lasting an average 12 days on the market – and that’s in January – this proved to be a challenge.[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column width="1/1"][vc_column_text]We started slow. First, we had to discover our clients’ price point. We connected our clients with three of our top loan specialists, who were able to get them a fantastic percentage on a 30-year-fixed loan.

We called in our large network of agents to survey our clients’ home and get a better idea of pricing and interest. With so few homes on the market, we knew we’d have no trouble selling the home, but we were faced with the challenge of finding one for our clients to buy.

It would be one week of surveying possibilities before re-visiting a home that had been on the market in their desired neighborhood. The home had the layout, it had the space, it had the location. It checked all the Dream Home boxes for our clients.

So we had to go to work. We wrote an offer on a Sunday and presented it with a contingency on the sale of our clients’ existing home. On Monday morning, we listed their home off market and showed it to some potential buyers. By Monday night, our clients’ received a counter offer on their dream home. By Tuesday morning, our clients had two signed offers to consider on their current home, allowing us to remove the contingency of having to sell their home first. We meant business.

We counter-offered their dream home one last time, sweetening the deal a bit more. By Tuesday evening, we were notified that our clients’ offer had been accepted – and out price point had been right all along, as our clients purchased the property for under the list price!

By Tuesday evening, we were able to pop open the bubbly and toast to the purchase of our clients’ dream home. What a thrill!

It is stories like these that we highlight because it shows that with solid preparation and a hand on the market pulse, anything is possible. While we give a wink and a nod at the lucky stars above, it is the planning and swift execution that makes a complicated deal come together.
