Overview

LuxEdge Townhomes was a 12 unit Townhome complex in the heart of Silicon Valley. The look and feel of the 12 units was very similar but the views from the living room and bedrooms were different in each unit. The location was both one of best and worst features of the complex. The developer finished the project in May and hired a local agent to market and sell the properties. After 2 months with no activity, no offers and no prospects, they let that team go and hired the Joyce & Tatum Team to take over.

 

Our Approach

Fresh New Marketing Plan
  • The Joyce and Tatum team took over in July and since that is typically one of the slowest months in real estate, we took the first 30 days to completely revamp the marketing of the project.
  • New branding for the development including new complex name, logo and branding guidelines.
  • New signage, social media plan, staging and a full suite of professional photography was completed in under 30 days.  
  • We created an entirely new website with fresh content including information on the neighborhood and Silicon Valley which we knew would be a draw to the new townhomes.

 

Understanding Our Target Buyer
  • We analyzed the market and area to better understand the target buyer for these properties and launched a campaign to get them in to see the new development.
  • Knowing that typically buyers will try to offer at or under asking on new developments in this area, we developed a pricing strategy that was just a bit over market value to maximize the sales prices for the investors.

 

Utilizing Paid Advertising
  • For this project, since we were in a larger city with other new developments in the area, we needed to reach larger numbers of buyers fast.  Since our target market was focused on young professionals in the tech industry, we took to paid advertising via google, instagram and facebook to get the word out.

 

Outcomes

  • The Townhomes were completely sold out in just 7 months.
  • Met or exceeded our sales goals with each unit sold.
  • Successfully navigated multiple hurdles along the way such as new requirements around solar power, title company changes and lender issues.
  • Exceeded the timeline and expectations of the developer.
