The home selling process involves several steps designed to help homeowners successfully market and sell their property. Here's a general outline:

What to expect from your Real Estate Agent

Preparing your house for market

  • We will walk though your home with you to assess the condition of your home and propose any necessary repairs or improvements to enhance its appeal.  
  • We will be present for and coordinate vendors to get quotes for any/all work to be done with the goal of getting you a 2 for 1 return on any improvements made.
  • Declutter and depersonalize the space to make it more attractive to potential buyers. Including bringing in our expert stager to make sure your home shines above the rest.
  • We will manage the online presence of your home by hiring a professional photographer to showcase your home in its best light.  Your home will feature photos, drone footage, video, 3D walk through and have its own dedicated website.
  • We will ensure your home makes the best first impression with window washing, gutter cleaning, pressure washing and landscape refresh.

Listing your home on the MLS

  • Research the most recent sales in your neighborhood to determine a competitive listing price for your home down to the day we list your home.
  • Provide you with a buyer profile of who is most likely to purchase your home and a strategy to attract those buyers.

SELLER DISCLOSURE

  • It is normal and customary in the Bay Area to provide a comprehensive disclosure package at time of listing to any/all interested buyers.  This package is critical to ensuring we find the right buyer and that they are educated and understand what they are buying.  With a complete disclosure package, you are more likely to receive non-contingent offers on your home,Complete any required repairs or negotiations based on inspection findings.
  • The disclosure package includes outside licensed vendors to inspect your home such as a property inspector and termite inspection.  We will coordinate these inspections and be onsite throughout so we can intimately aware of the findings and can accurately explain to you and potential buyers.
  • In the state of California, there are numerous forms that are required for a homeowner to fill out about the condition and improvements made during your ownership.  We will work with you on understanding these forms and be by your side as you complete them.

SHOWING YOUR HOME

  • Schedule showings for interested buyers and ensure your home is clean, tidy, and welcoming for each visit.
  • Consider offering virtual tours or video walkthroughs for buyers who are unable to view the property in person.

RECEIVING OFFERS

  • Review and evaluate offers from prospective buyers, considering factors such as price, contingencies, and financing terms.
  • Work with your agent to negotiate with buyers and reach a mutually acceptable agreement.

Under Contract

  • Once you've accepted an offer, you'll enter into a purchase agreement with the buyer and go under contract.
  • The buyer may conduct inspections and appraisal of the property during this time.

Closing

  • Attend the closing meeting to sign all necessary documents and transfer ownership of the property to the buyer.
  • Receive payment for the sale of your home, minus any closing costs and fees.
  • Once the sale is finalized, vacate the property and arrange for any necessary moving logistics.
  • Hand over keys and access to the new owners, and ensure a smooth transition of ownership.
